Lange Engineering, LLC specializes in slab and pier & beam foundation inspections in Dallas, Plano, Carrollton, Garland and Irving. All commercial and residential inspections are performed by a professional structural, foundation engineer licensed in Texas to ensure a thorough evaluation. We do not perform any of the recommended repairs, so you can trust our assessments are unbiased and straightforward. Following the foundation inspection, a written foundation engineering report is typically provided later the same day, detailing a cost effective foundation repair plan. Our foundation inspections reports can be used to get competitive bids from foundation repair contractors as well as obtaining the required permits from local municipalities.

Put bluntly, we contacted Lange Engineering out of desperation. Our 1959 house was built on a specialty slab that several Dallas area foundation companies and engineers hadn't seen before, and we were being pressured to get ~$50k of foundation repairs done to our home. That sales pressure and our hesitation and uncertainty for such a huge repair led us to try to find a structural engineer for a second opinion. Eric was very responsive, answered a lot of my immediate questions over the phone, and came out a week later for an inspection and recommended repair plan. It was clear he had the depth of knowledge needed about our screeded slab as well as the experience and expertise needed for how to deal with our home's specific situation. He was knowledgeable and efficient, and was willing to talk through all of our concerns as well as the repairs suggested by two foundation companies. He put us at ease and gave us recommendations for the future to alleviate concerns. Hiring Lange Engineering was money well spent and we're incredibly thankful that we found his services.

Following recommendation from a reputable foundation repair company that we needed 20 piers, I contacted Eric Lange. Eric was very professional, thorough, knowledgeable and punctual and came on the same business day to inspect our foundation, and provided a detailed inspection report in less than 24 hours. To our surprise, he told us that our foundation was level and within acceptable standards and did not need any piers after all, saving us thousands of dollars. After comparing with another foundation inspection company, I decided to go with Lange because of two reasons: stellar online reviews and the detailed, transparent and resourceful information on Lange’s homepage. I liked how the fees were laid out on his website based on square footage. The other company that I was considering didn’t have an address or an office number. I think he was working out of his home.Putting up a lot of helpful information more so than any other website I searched and laying out fees upfront provided transparency which made me trust the company. Eric got back to me the same day with a very reasonable quote and was able to come out the following business day to inspect my foundation. There were some small things that concerned my wife and I and he was happy to take a look. When he arrived (on time) he was quick and efficient. After the inspection, he sat down with me and showed me his drawing and measurements and made some small recommendations, but assured us he didn't see any major flaws in the foundation. He was fair, honest, and thorough. I would highly recommend him to anyone looking for an inspection or foundation work. (COVID Update: I also wanted to point out that he wore a mask the entire time he was in our home and made minimal contact. I'm sure the mask was unpleasant in the Texas heat, but he wore it the entire time).

Lange Engineering is the structural engineering company I would highly recommend for a foundation inspection. Eric is extremely thorough and competent. He takes his time inspecting the deficiencies on the exterior and interior of the home. Floor elevations were taken using a calibrated measuring device. After the inspection, Eric took a lot of time to explain the results of his findings. Two days after the inspection, I received the written foundation report and drawing.

We had our house on the market and we were getting feedback from realtors that they noticed cracks in our exterior bricks and wanted to know if the foundation needed repair. We called 5 different foundation companies that service the DFW Metroplex. All five companies told us something different as it pertained to needed repairs on the foundation of our home. The one thing they all did agree on was there needed to be a before and after repair engineering report. So we called Lange engineering. They were able to fit us in and get out to our home the next day. Eric was very professional and courteous when evaluating our home. He took measurements were other foundation "salesman did not. We even had one guy walk around the house and say he could feel it needed repairs from what he felt in his feet. What a joke! After Eric was finished he said our house did have some movement but it was not out of specs and did not need foundation repairs. He gave us a full engineering report that we provided to the buyer. I would highly recommend Eric for any foundation concerns. He will give you honest straight forward answers and NOT try to sell you work that is not needed. Keep up the good work Eric! It's refreshing to see a business owner that is not just trying to make a quick buck!
