Need A Foundation Inspection?

Garland TX Foundation Inspections

Located 15 miles northeast of Dallas, Garland Texas is a fast growing suburb known for its parks and recreation facilities. But Garland is also in an area notorious for its structural foundation problems. An unfortunate combination of variable weather oscillating between dry and wet and the expansive clay soil in the area puts an incredible amount of stress on commercial and home foundations in Garland. Adding expensive foundation problems to your own stress is the last thing you need. There is a way to avoid the headaches or at least make them bearable. Getting a professional independent foundation inspection is an important part of preventive maintenance for foundations in Garland and can save you thousands of dollars in repairs.

Why use an Independent Foundation Engineer for Garland Tx Foundation Inspections?

With foundation problems being a big issue in the Garland area, there are a number of foundation repair companies to choose from. Some of these companies offer free foundation inspections. But in reality, they are not really free. Instead, the inspection is used as a sales tactic to sell you more piers. As an indpenedent foundation inspector, the business of Lange Engineering is one thing: to give you an unbiased, professional foundation inspections conducted by an actual engineer, not a technician or salesman.

With a professional independent engineer, you get:

  • An unbiased assessment of the foundation and drainage conditions. Having an engineer can save you money and prevent additional harm to the foundation from unnecessary repairs.
  • An Engineer’s report, required by most cities for permitting. (Most contractors cannot provide engineer reports).
  • Accurate and detailed assessment of foundation damage

An Engineer’s report greatly simplifies the contractor bid process by setting a precise scope of work.  Contractors can provide a price estimate based of the engineer’s recommendations.  This allows for a direct comparison between the contractors and creates a more competitive bid process

Mark Easter, P.E., is a licensed Professional Engineer with more than two decades of experience evaluating buildings, infrastructure, and environmental systems. He received a BS in Engineering from the University of Oklahoma, and a Master’s degree from Southern Illinois University.  His work focuses on building diagnostics, structural performance, with particular experience in foundation behavior, moisture intrusion, and building-envelope issues common to Texas soils and climate.

Mark’s engineering background includes as an Air Force engineer, engineering design and his own private practice, In those roles, he evaluated structural systems, utilities, and site conditions; reviewed engineering designs and construction activities; and managed programs affecting long-term asset performance. He has also served in project and program manager positions and Air Force Base-wide programs and systems. This gives him strong grounding in risk assessment, data interpretation, and technically defensible decision-making.

In private practice, Mark specializes in structural evaluations of residential and light-commercial structures, with an emphasis on slab-on-grade and pier-and-beam foundations, differential movement, drainage impacts, and moisture-related issues, His approach is diagnostic rather than prescriptive: identify root causes, separate cosmetic issues from structural concerns, and clearly explain findings in plain language.

Clients value Mark’s ability to bridge the gap between engineering rigor and real-world practicality. His reports are thorough, unbiased, and written to stand up to scrutiny. He brings a systems-based perspective to every project, understanding how soils, structure, moisture, and construction practices interact over time.
